11-Month Warranty Inspection
Document concerns to discuss with your builder before your warranty deadline. Infinity Home Inspection’s 11-month warranty inspection helps you review the home’s observable condition while there is still time to raise questions under your own warranty terms.
Plan around your actual deadline
The “11-month” name is a planning cue, not a rule that every warranty lasts one year. Check your warranty documents for coverage, notice requirements and deadlines. Arrange the inspection early enough to review the report and contact the builder through the required process.
What the inspection covers
The inspection evaluates accessible home systems and components, including roof and exterior, structure, heating and cooling, plumbing, electrical, attic and interior, within the agreed scope and applicable standard. It is a visual, non-invasive assessment—not destructive testing or an inspection of every concealed construction detail.
State-specific inspection standards
Kentucky home inspections follow the InterNACHI Standards of Practice. Indiana home inspections follow the Indiana minimum standards of competent performance (878 IAC 1-2-1). These are distinct standards; the applicable standard depends on the property’s state.
Documentation for your builder discussion
Your digital Spectora report records observed concerns with photographs and recommendations. Share relevant findings with your builder and ask how each item will be addressed under the warranty. Further specialist evaluation may be appropriate for some findings.
Before the appointment
- Review the warranty’s exact coverage and notice deadlines.
- Collect questions and concerns you have noticed while living in the home.
- Arrange safe access and discuss any areas that cannot be reached.
- Confirm the inspection scope, fee and timing with the office.
Common questions
Will the builder have to repair everything in the report?
Not necessarily. Coverage depends on the warranty and the circumstances. The inspection does not decide a claim, enforce the warranty or guarantee a builder-funded repair.
Is this a code-compliance certification?
No. A home inspection is not a municipal code inspection, engineering opinion or warranty certification. It does not guarantee discovery of every defect.
What if my deadline is close?
Call the office to discuss availability and your deadline. Do not assume that booking an inspection extends the warranty or satisfies the builder’s notice requirements.
