Home Inspection
Understand the home before you commit. Infinity Home Inspection provides owner-performed home inspections in Owensboro, Western Kentucky and Southern Indiana, with clear findings to help you decide what to discuss, repair or investigate further.
What does a home inspection cover?
Eddie Bittner, Certified Master Inspector®, examines accessible systems and components and documents observed concerns. The inspection is a visual, non-invasive assessment of conditions at the time of the visit—not a guarantee that every defect will be discovered.
- Roof, exterior, foundation and structure.
- Heating and cooling, plumbing and electrical systems.
- Fireplace, attic, insulation and ventilation.
- Interior, including doors and windows.
The property’s condition, safe access, installed systems and applicable standard determine what can be inspected. Concealed or inaccessible areas and other limitations are identified rather than treated as inspected.
The right standard for your state
Kentucky home inspections follow the InterNACHI Standards of Practice. Indiana home inspections follow the Indiana minimum standards of competent performance (878 IAC 1-2-1). These are distinct standards; the applicable standard depends on the property’s state.
Technology that supports the inspection
Our Wombat Crawlbot can provide a camera view beneath the home where conditions allow, helping Eddie evaluate and document visible crawlspace conditions when direct access is unsafe or difficult. Access and visibility limitations still apply. A drone can help document visible roof conditions when appropriate. Neither tool removes access limits or guarantees a complete view; weather, site conditions and flight restrictions can limit drone use.

A report you can use
You receive your home-inspection report the same day as the inspection. Your digital Spectora report includes photographs, system-by-system findings and recommendations. Use it to discuss concerns with the seller, your agent or qualified specialists.
Common questions
Does the home pass or fail?
No. A home inspection describes observed conditions within its scope. It is not an appraisal, code-compliance certification or prediction of future performance.
Are mold and termite testing included?
No. Mold testing and termite/wood-destroying insect inspections are separate services. Request them when scheduling and confirm their scope and any transaction-specific documentation.
