Pre-Listing Inspection
Learn about your home’s condition before you put it on the market. Infinity Home Inspection provides pre-listing inspections that give sellers documented observations to consider while planning repairs and preparing for buyer questions.
Useful information before listing
An inspection can help you identify observed concerns earlier in the selling process. You can discuss the findings with your agent and qualified contractors, decide which items need further evaluation and keep records of work you choose to complete.
What is inspected?
The focus is the home’s accessible systems and components, including the roof and exterior, structure, heating and cooling, plumbing, electrical, attic and interior. The assessment is visual and non-invasive, subject to safe access and the applicable standard.
State-specific inspection standards
Kentucky home inspections follow the InterNACHI Standards of Practice. Indiana home inspections follow the Indiana minimum standards of competent performance (878 IAC 1-2-1). These are distinct standards; the applicable standard depends on the property’s state.
Prepare for the visit
- Tell the office about known concerns and the property’s condition.
- Arrange safe access to the areas and systems to be inspected.
- Discuss any access restrictions or utilities that are off before the appointment.
- Request separate mold testing or WDI services if needed; they are not automatically included.

Your report and next steps
The digital Spectora report documents observed findings with photographs and recommendations. Use it to organize questions and follow-up evaluations. A report is not a repair contract, appraisal or promise that a buyer will accept a particular condition.
Common questions
Will this replace the buyer’s inspection?
Not necessarily. A buyer may obtain an independent inspection. Conditions and access can change between visits, and different scopes can lead to different findings.
Does a pre-listing inspection guarantee a faster sale?
No. It provides condition information, not a guarantee about sale price, negotiations or closing.
Does the report decide what I must disclose?
No. Discuss disclosure obligations and transaction decisions with your agent or qualified legal adviser. The inspection does not replace that advice.
