Home Inspections in Owensboro & Daviess County

Buying a home involves more than deciding whether you like the layout. Infinity Home Inspection helps you understand visible conditions, access limitations and concerns that may need further evaluation before you make your next decision.

Eddie Bittner, Certified Master Inspector®, personally performs home inspections for buyers and homeowners in Owensboro and Daviess County. His background includes 25 years in industrial maintenance.

Start with the property—not assumptions

A freshly finished room or a newer-looking roof cannot tell you everything about the home. Share the property address, approximate age, known concerns and inspection deadline when arranging the inspection. Let the office know if the property has a basement or crawlspace, or if access may be limited.

Your home inspection is a visual, non-invasive assessment of accessible systems and components at the time of the visit. It is not a code-compliance certificate, a pass-or-fail decision or a guarantee that every defect will be found.

Questions worth bringing to the inspection

  • Which observed concerns need attention or further evaluation?
  • What could not be inspected, and what limited access?
  • Do visible roof, attic or underfloor conditions suggest a need for a closer look?
  • What information should I discuss with my agent, seller or a qualified specialist?

Our Wombat Crawlbot can provide a camera view beneath the home where conditions allow, helping Eddie evaluate and document visible crawlspace conditions when direct access is unsafe or difficult. Access and visibility limitations still apply. Where appropriate, drone imagery can help document hard-to-reach areas. They do not guarantee access or remove inspection limitations. Weather, site conditions and flight restrictions can limit drone use.

Your report and next steps

You receive your home-inspection report the same day as the inspection. The digital Spectora report includes photographs, findings and recommendations you can review as you decide what to discuss or investigate further.

Mold testing and termite/WDI inspections are separate services, not automatically included in the home inspection. Request any additional service when scheduling and explain any paperwork your transaction requires.

Kentucky inspection standards

For homes in Owensboro and Daviess County, we follow the InterNACHI Standards of Practice. The inspection covers accessible systems within its scope and documents limitations; it cannot reveal every concealed condition.
