Looking Beyond the Thermostat

Eddie Bittner uses a flashlight to examine accessible furnace components.

A thermostat calling for heat is only one part of understanding a home’s heating system. The furnace’s visible condition and the inspection’s access and operating limits matter too. A system running during the visit is not a guarantee of future performance.

What the inspection can tell you

The home inspection considers the installed heating system within the applicable inspection scope. It is not a furnace tune-up, an efficiency rating or a prediction of how many years the equipment will last. Concealed internal conditions may require a heating specialist’s evaluation.

Inspection and maintenance are different

A qualified heating contractor can perform service and testing beyond the home inspection. University of Missouri Extension’s heating maintenance guidance recommends specialist maintenance and manufacturer-directed service. A home-inspection report does not replace that ongoing care.

Useful questions for a buyer

Ask whether the equipment was operated, what limited the evaluation, and whether any reported concern needs further investigation before your transaction deadline. Request available maintenance and repair records. If the report recommends a specialist, obtain that evaluation rather than treating a normal thermostat response as reassurance.

Do not troubleshoot from a photograph

The Infinity photograph shows Eddie examining accessible furnace components; it does not establish the condition of another furnace or illustrate a repair procedure. Leave equipment panels, fuel controls and internal adjustments to qualified professionals. Do not restart shut-down equipment just for an inspection.

Inspection standards

Kentucky inspections follow the InterNACHI Standards of Practice. Indiana inspections follow the Indiana minimum standards of competent performance (878 IAC 1-2-1). The applicable standard depends on the property’s state.
